If you have a building over 100,000 square feet, you have probably heard about the LA’s Existing Building Energy and Water Efficiency Ordinance (EBEWE) and your due date of July 1st 2017 for benchmarking!
The ordinance aims to make California a beacon of conservation by leading the sustainability efforts in the country. To accomplish this, the LADWP (Los Angeles Department of Water and Power) is aiming to achieve a 15% reduction of their energy by 2020, and reduce the DWP’s purchase of imported potable water by 50% by 2024.
You have one of options to comply with the EBEWE ordinance:
1) Benchmark for the prior calendar year your whole-building electricity, gas, and water use through Energy Star Portfolio Manager annually.
2) Energy + Water Audit & RCx, or prove energy & water use reductions and/ or performance every 5 years
The Department of Building and Safety (DBS) will publicly disclose the summary statistics and compliance status of all properties.

Keep in mind that depending your building size, you have a different benchmarking due date:
≥ 100,000sf July 1, 2017*
≥ 50,000sf April 1, 2018
≥ 20,000sf April 1, 2019
- Square footage includes structured parking area
- All covered buildings will have to continue to benchmark whole building data annually every April 1st after their first compliance year
